• Review Listing Agreement & Supporting Documents for Accuracy & Completion
• Obtain Any Missing or Incomplete Documents or Signatures
• Submit File to Compliance
• Open Pre-Escrow with Introduction
• Order Preliminary Title Report
• Order NHD Report
• Send Email to Seller (s) with Introduction
• Confirm CO/Smoke Detectors & Water-Heater Strapping with Client or Agent
• Order HOA Docs (If Applicable)
• Order City/County/State Inspections/Reports
• Gather Contact Info for Transfer of Any Leased Items (i.e Solar)

DISCLOSURES & OPEN HOUSE PREP

• Review Preliminary Title Report & Extract All Linked Exceptions for Disclosure Package
• Work with Seller(s) & Escrow to clear any Clouds on Title
• Review Report Findings & Discuss with Agent if any Repairs are Being Made Prior to Listing
• Coordinate & Facilitate Completion of Seller Disclosures
• Confirm All City/County/State Inspections/Reports are in
• Confirm HOA Docs are In
• Prepare Disclosure Link for MLS
  

ONCE TRANSACTION IS IN ESCROW

• Review all Contract Documents & Disclosures for Accuracy & Completion
• Setup File in Broker Transaction Software (i.e. Skyslope)
• Provide Timeline & Fact Sheet to all Parties
• Obtain Any Missing Documents or Signatures/Initials
• Track Status of Inspections, Appraisal and Loan
• Send Contract Deadline Reminders
• Submit File to Compliance
• Order Home Warranty
• Send Closing Thank You & Testimonial Request
