Open Escrow & New File
Upon receipt of the new transaction intake form & signed contract, we review the documents for completion and accuracy, open escrow, send out our introduction and timeline to all parties and submit the file to your broker’s compliance software
- Review all Contract Documents & Disclosures for Accuracy & Completion
- Send Contract to Escrow
- Send Contract to Lender
- Send Introduction Email to Buyer(s)
- Facilitate Buyer(s) EMD (Earnest Money Deposit) with Escrow
- Setup File in Broker Transaction Software (i.e. Skyslope)
- Conduct Internal File Review & Send Agent Update
- Provide Introduction, Timeline & Fact Sheet to all Parties
- Obtain Any Missing Documents or Signatures/Initials
- Track Status of Inspections, Appraisal and Loan
- Send Contract Deadline Reminders
- Submit File to Compliance
- Order Home Warranty
- Send Closing Thank You & Testimonial Request
Disclosures & Inspections
We facilitate the completion, delivery and upload of all required disclosures and documents, follow up on receipt of any inspections, coordinate any repair requests or necessary addendums, and ensure all contractual deadlines are met through to the close of escrow
File Review & Close of Escrow
About a week before the close of escrow, we perform a final compliance review of all required documents, facilitate the final walkthrough, ensure signing of closing docs goes smoothly, and once the sale is recorded, we follow up with a thank-you note and testimonial request to boost agent ratings.
